Most people are far too casual when choosing an agent, according to John McGrath, chief executive of McGrath Real Estate Agents and author of The Ultimate Guide to Real Estate. Many vendors only ring a few agents and chooses the one who suggests the highest selling price for their property or the one who offers the lowest commissions, McGrath states.
To assist in choosing the right agent, here is a list of questions that you should ask any potential real estate agents:
- How long have you been working in this suburb/area?
- What homes have you sold in this area lately that I can make comparisons with?
- What is the state of the market at the moment?
- How long is it currently taking you to sell well-priced listings?
- How much is my home worth and how do you come up with this figure?
- Should I sell my house by auction or by private treaty and why?
- What marketing strategy do you suggest for my situation and why?
- What strategies will you implement to introduce buyers to my property?
- How does my house present to potential purchasers? Is there anything I can do to maximise the sale price?
- Do you have a list of recent vendors that I can speak to?
