Home security systems and how they affect home insurance rates

With property crime making up a considerable percentage of all crime in Australia, many consumers are looking to home security systems for protection. Home security options range from the simple and cost-effective installation of deadbolt locks to comprehensive alarm and emergency response systems. Many insurance companies will provide a discounted home contents insurance premium to households that have been enhanced with security features. Whether you're looking to save on your insurance rates, or just want to protect your assets, the right home security system can make a significant difference in preventing a property crime at your residence.

Popular security solutions
According to the Australian Institute of Criminology, International Crime Victimisation Survey conducted in 2004, 96% of all Australian residents utilised some type of security system to protect their home. These security measures included one or more of the following:

  • Special locks - Advanced lock mechanisms including deadbolts and patio bolts were employed as a security measure in 66% of the homes surveyed.
  • Window locks and window/door security grills - Additional fortification to windows and doors was incorporated by 58% of the population.
  • Guard dog - 39% of homes reported owning a watchdog specifically intended for security.
  • Neighbourhood security - While 66% of respondents indicated that they would ask a neighbour to watch their home when away, only 31% participated in a formal Neighbourhood Watch program.
  • Burglar alarms - 26% of homes were fortified with an electronic burglar alarm system including wireless, wired and emergency response products.

Insurance discount for implemented security systems
A home insurance rate is calculated by evaluating a number of risk factors including the location, materials and age of your home, the value of property and contents being insured and your insurance claim history. Additionally, most insurance companies offer discounts for a variety of reasons, including home security installations. While not all insurance companies offer this discount, many will; providing that the security system meets conditional requirements. Check your individual insurance policy for requirements, eligibility and exclusions for home security discounts.

Additional security tips for protecting your home
While there are many types of security systems, they all represent the same intention-to protect your home and your family. While home contents insurance can protect the financial value of your assets, it cannot prevent a crime from happening. To increase your home security and peace of mind, keep aware of these simple security enhancement tips:

  • Always lock all entrances to your house when you will be out
  • Keep exterior access doors locked when you are not using the rooms in your house where they are located
  • Do not give out personal information, such as your address, to strangers over the internet or telephone
  • Keep outbuildings such as your garage or shed locked when not in use
  • Keep windows and sliding glass doors free of trees and shrubs that block visibility
  • Leave house lights on while you are out, or put stereo, televisions and lights on a timer switch while you are out of town to give the impression that someone is home
